Look for on-market properties that are either overpriced or have hidden value, analyze the deals, and make reasonable offers that spell out for the seller exactly why the valuation is what it is.

If both Tenants want to stay, that's their issue and I'm not going to get involved.If one tenant wants to leave and the other wants to stay, I provide them a form to fill out spelling out who is leaving, who is staying, specific dates, what happens with the deposit and responsibilities, etc.

If they don't know at first, they will learn the hard way.Moving forward, you should mention in the lease that you recommend dripping the tap during the extreme cold spells.
