The sentence "I've got a lead on a Freddie Mac foreclosure that is headed to auction." leads me to believe that the current owner is Freddie Mac (meaning the legal aspect of 'foreclosure' has been conducted and concluded with Freddie Mac gaining a trustee's deed) and the "action" is via Freddie Mac or some other REO/GSE method like auction.com, econohomes, etc.

If you wanted to foreclose, you would first have to compensate (fully of partially) the first position noteholder before taking action....These two sentences from Kevin Yeats' post aren't quite accurate as they are written.

Any time I've tried in the past, lets say out of 10 responses, maybe 3 can form a sentence and actually read what work I need done, 1 will show up to actually do the work, and 0.5 will do the work correctly.
