He finally got a check in the mail this week for all of the back rent.There are two morals to this story:1) There are a few people out in the wide world that have the same surname, but are not actually related, and2) If you ever rent to a Section 8 tenant with your last name, get a copy of their birth certificate to prove that you aren't related and save yourself a ton of grief!

Moral of the story, SAFE Act for Virginia effective date was July 1, 2010 so if your loan predates that date you are likely exempt from license requirements.If I run with the assumption of Origination Date around December 2009, there is a chance you still have some equity insulation in the property.
