My RE investment partner is a senior legislator in the Ga House of Representatives.

Many laymen look merely to legislative law.  

Since our house is very large, we have considered licensing it with the city as a legal Bed and Breakfast, so that is another option we are looking into if this legislation goes through.Our long term plan is to purchase rural properties (cabins) in the mountains, and rent them as short term vacation rentals.  

I do see why they don't as it may impede lenders with more compliance which is probably seen as unnecessary.Overall, there are aspects of the Act that I see as necessary, but I don't see it as good legislation.

I had read some articles about North Carolina passing legislation making all short term rentals legal.

The port of Houston on the Gulf of Mexico imports more goods than any other port in the United States.Texas legislation has provided a great economy for businesses to thrive.

Even with the constant forehead banging with what's being legislated, however, somebody would have to convince me that Silicon Valley has lost its tech luster, or we've got an actual solution to the housing supply issue (hint... we're never going to) before I believe the market hit would be longterm.

I have researched the SAFE act and associated legislation.

Using a licensed professional to originate the loan SHOULD result in a fully compliant loan; but primarily do to the complexity of the legislation, the changing of the agency regulations, and legal interpretations of law, it may not.
