So here is the deal I am wanting to start a BP meet up group in waco texas to get around like minded people so I can further my knowledge in person instead of the endless books.

There is an endless amount of meetups and resources out there in DFW. 

I would like to do Wholesales and get my husband away from the endless hours he is working so we can start flipping houses.

The ones where you were forced into a corner or will have the upper hand in negotiation, just depending on the way you wrote your offer and navigate through the appropriate steps of the process.That's where I think a good broker's knowledge and experience will be the most helpful to you, when you have to navigate almost blindly through this maze at 10x your normal speed because of how competitive it is, when you feel you are stuck with 6k in earnest money in a house you didn't know some things about and your broker finds out for you that they have failed to disclose significant defects and he gets you out of it or when he helps you get a discount and a great deal or brings in his roofer in an hour and suggests you stay away!

There seem to be an endless stream of new mistakes.  

The possibilities are endless and there is so much money out there right now lenders are struggling to place it and meet their investor demands.

There's quite a big network of agents, a lot of support from the teams, sales managers, and back office/admin, WRU (William Raveis University) has endless podcasts and online classes for marketing, prospecting, etc.
