You should definitely shop around for more options, no reason in this day and age to be confined to a local bank thats near you physically!

I have used Cozy for the last 5 years and I love it

Glad I asked about automation as I don't consider what you listed as automation but most every software on your list plus apartments.com which seems to be popular (well cozy was, seems to be divided on apartments.com) does almost everything you listed.  

Well it depends, and there is an emotional aspect (that cozy feeling of homeownership).

The application process is pretty simple and allows Tenants to pay for their own credit/BG checks, which seem pretty accurate (I mention this because its competitor, cozy, has been known to sometimes be less accurate).

I've contacted all of these prospects to attend within the window and planning on using cozy for the application and background check/credit reports.  

LL carry things too far too often, thinking they need to control the aspects of a tenant's life, need to keep their concerns confined to the property, not so much to the people, that becomes discrimination and/or harassment. :)

Cozy is one of the more popular ones that a lot of us landlords use, and it’s free. 

Who offers this at low fees besides cozy?
