In terms of David's comments, Sugar Land is part of the greater Houston area. 

I mean the blood sweat and tears that come with real state proper...I observed a loophole as I am a member of the Outsider Club an online investor's portal.

By page 4  I was seriously starting to reconsider and now I've finished the thread all the blood has drained from my face.Thank you, thank you, thank you bigger pockets and all who contribute.

I do agree most in REI should buy for cash flow...smart locations with future appreciating collectable cash flow and hopefully with a sugar on top reposition, redev play.

The listing agent you need to be aware of is the one who smells blood when a buyer submits an offer on behalf of themselves, because they know multiple ways to take advantage of that buyer without them ever even knowing it.

And as Steve says, keep your money to yourself for the time being - it's like blood in the water.. the sharks will find you!
