hello, I would like to know if I wanted to open a new LLC or even amend my current one to add multiple members and purchase rental property, would one member have to qualify for the loan or all? 

.* Basically, if the governing body (city of county) states that the property can be rebuilt as it is, in the case of an "act of god," then it sounds like the appraiser should amend, clarify or correct their statement in the appraisal.

Theoretically, you can have anything set up in the operating agreement as long as all the owners agree to it.If the sole purpose of creating the other entity is to decrease the amount of signatures, with no other purpose, it might be easier to amend the agreement so only your signatures are required to do the tasks that you want to do.

Basically, an amendment to the operating agreement.  

There is no option on their filing website to do anything except file an amended articles of organization which allows to change the company name, effective date, or purpose.

All parties sign the amended escrow instructions or the amended contract or everyone is "out of contract".

I didn't have time to post the amended lease before signing leases and haven't been back to it.

This gives them the incentive to sign the lease, and you are always able to take them to month to month at more reasonable terms, with an amendment.  

One route to a law repealing Costa Hawkins is through the legislature, which was tried already earlier this year and didn't even make it out of committee.The second route is via California's direct democracy route (ballot proposition that leads to a constitutional amendment, which is what Prop 13 was), and all we have so far is activists saying they're sure they can do it.
