Perhaps if your time horizon is in the next 3 years, you might get a little scared because anything can happen over a "shmedium" time period like that, but as an investor with a long-term (30+ year) view of the market, I see plenty of opportunity!

IF your time horizon is 2-3 years, I wouldn't buy in Dallas, if your time horizon is 10 years, Its a great time to buy.IMO its tough enough to find anything here in Dallas let alone trying to find it from a distance.

I still tripled up my money in ~5 years, so don't shed a tear for me :)Personally, I don't feel that this is the right time in the RE cycle to hop on the multi-family bandwagon ... it appears to me that particular wagon is getting loaded up and crowded with dumb money at the moment, which means that lots of good deals may be on the horizon, but not today.
