The lawn service will tend to landscaping matters, the buildings will be sprayed for termites and the roofs will be maintained.

The pray and spray offers we get are 99.999999% a waste of time.

The property is an old farmhouse the seller has completely rehabbed it himself (gutted & added new spray insulation, new electric, all new plumbing, fresh sheet rock & paint, all new windows (cheaper Andersons double pane), brand new fiber-cement siding, 13 yr old shingles, appliances approx 5 yrs old (beautiful stainless in lower unit).

Base boards that have been sprayed and not brushed get incredibly dirty and are a pain to clean.

If I were a woman in this business I would definitely atleast carry pepper spray or some alternative.

@Carson KesnerGoogle a product called "fiberlock recon"...its a type of paint...no cleaning or prep required....one coat and your done, must be sprayed on...works fantastic!!!!

I usually charge $20-50 for the patching you described, should be 20 minutes(or less).ALSO, I strongly suggest you use factory premixed color, I use Home Depot Behr Swiss Coffee, it makes it easy to blend future repairs and when we have turnover, its just quick freshen up coat, without having to go full on multiple coats of paint and primer, or set up for spraying, etc.
