When the Fire Commissioner promulgated his "let it burn" philosophy on vacant structures in Detroit back in 2012, it caused even greater pause for the insurance industry, as well. 

With regards to pets the overall philosophy from me is this:Pets increase your risk of damage substantially.

When demand is infinite you can deal with existential philosophy and sell snake oil over and over again.That is not the case in 95% of the RE market.  

I also listened to LUI and went to their 2 day workshop in Houston and adopted there philosophy too.  

My philosophy is that I will not rent out anything I would not be willing to have my family live in... so I have bought three nice 3 bed/1-2 bath single-family rentals and am enjoying my journey so far!
