Although I can tell you with Cell phones TEXTING and e mail.. those skills and traits have certainly gone down hill across the board and in the Real Estate industry specifically.Lastly if you have done 13 sub toos I would think you could teach the class.. not sure what specifically you wanted.. its not that complicated Maybe you want to post what exactly your wanting to learn that you don't already know.

Use your schedule e (or c) for rental property to deduct whatever you can legally according to the IRS (ideally so the net is near 0 or negative).Rental income- any repairs Jan 1 - Dec 31- home office expenses, cell phone, education, travel trips for biz- car mileage for rental property or scouting new deals- any management fees / other services like lawn care, plumber, Hvac, etc.- house depreciation (purchase price x % of price NOT land 50-70% / 27.5 years)That's how you minimize net taxable income.

I don't use the pay services that will track cell phones, but I do use whitepages.com, radaris.com (but I think they just changed to an everything costs money thing, yp.com whitepages to find land-lines or "listed" cell phones.

I don't know about those programs/apps, but I use Skype and it's set up to forward to my cell phone
