I am considering working with a property developer in NJ to buy land, build a duplex/triplex and sell it (6-9 month time horizon).

We typically use Kiavi's hard money on the buy, cash when it needs to close ASAP, and we don't make any money until we sell the property.

And you still have money left over to buy another property. 

I have California investor friends buying in Texas (Dallas and San Antonio). 

@Dustin Seager if you are buying with hard money, then you will have to put it in an LLC.

@Nick Cooper you can buy with as little as 15% down on a single unit property with conventional financing.
