Utilities is something many investors brush over and don't take into account as well as they should (I was making that mistake initially) - after all, if you are looking for $300/mo cashflow and you underestimate the utilities, they have a potential of wiping a majority of that CF out.  

It’s a major concern and whether we like it or not there is statically significant data showing young children of under privileged families being the  population we find with elevated levels of lead dissolved in their blood. 

Encouragement to remain static in getting benefits.  

I can brush and roll a few rooms faster and better with my 2 boys than any crew I've seen.

Hey @Vince Craig, we are pretty static from year to year.

Otherwise what is going to happen is the tenant is going to brush the snow off the vehicle which will make a nice berm of snow for someone to slip and fall on.
