Hi all,After a good amount of reading I've begun saving for a downpayment for my first rental property.

My main purpose was to just grow the equity in it for free.Well, now that I'm wanting to accumulate more properties to grow my passive income, I've begun the refinance process on the condo to pull out the equity and have some cash available for a down payment on an additional property.

I drive around in the not so good neighborhoods, and no they're not jumping to sell always, I let them sip a lemonade and tell me all their problems and pretty soon they start to thinking 140K will solve all their problems (normally they own it outright)...and we pull contract out right there and sign...1 week later money is in their hands....takes a bit of time...but definately worth it.You're right...prices are high here, I'm an hr from LA so not as high as down there....300K for a decent house....that is why it's such a good deal...by the time they figure out what they could have got for it....title is in my name, and rehab has already begun.

I don't know how accurate this is but the word is that inspections include gutters, roofing, chipped or peeling paint, cracked or damaged sidewalk and steps, are among the inspection requirements.The Buildings, Safety Engineering & Environmental Department has begun a Residential Rental Compliance & Enforcement program. 

The layoffs haven't begun in force yet, but the oil does cycle.

This course did also give some motivation to get started.Prior to taking this course, I had already begun looking around for properties, building my team, and all of the other things I needed to do.

I have learned a lot from YouTube channels such as Lili Invests and Flipping Mastery TV and have begun analyzing and reaching out for deals.
