If I was your Broker I would just fire you & be done with this nonsense before your association begins to harm my firm's image.

The Refinance loan will normally have closing costs/Fees associated with it.  

If you’re buying them for less than $500 it may be a decent deal but you’ve got an abundance of vacant homes and vacant lots so doubtful you’d see the demand even at $1000-2000... plus the fees associated with closing etc... it may be a decent longer term play but not a get rich flipping lots overnight.

There are fees associated with them every year, they are more complicated for tax purposes and it's much harder to pull money out of LLC's then properties in your own name. 

Interestingly according to according to the National Association of REIT (NAREIT) the self-storage asset class also outperformed other sectors in the most recent recession. 

However, I do not go about telling other investors to avoid such investments or make blanket statements that all advisors associated with conventional financial products are just out to make a buck and do not have their clients best interest in mind. 

Then the fees for joining the Realtor association.

I know there are some things/fees associated with HAND, but am not sure of specifics.
