Sharks and guppies.... there is just too much marketing material out there saying how easy it is and snazzy names have been created to really make things marketable - house hack, turnkey, BRRR, etc etc. 

@Joshua Shockley yup... profitability does not mean much, their margins are razor thin & their debt loads and beyond anything you can imagine (actually you can just look at their numbers in their annual reports).

.- We didn’t have a great experience with the Land Sharks course because it was very basic.

The almost year I spent learning and gathering information, "Gurus" and "Get rich now" systems were common and I always thought to myself "Why would someone throw away a winning powerball ticket to go play the slot machine?"

While there is tons of money to be made in our Seattle market, it's a fairly shark-infested market when it comes to cash offers and finding value. 

I gotta admit, I have seen stupid MFH acquisitions with razor thin margins.

I can furnish a 2 bedroom for $3.5k (including labor) and a 1 bedroom for $2.5k including labor.Some units have more amenities than others depending on the building but we offer soap, conditioner, razors, ect.

It doesn't exist.It's a shark tank out there and there's a reason that almost 90% of new agents are toes up in the parking lot within their first 5 years in the business.So as you go into this business, go in with your eyes wide open.
