So, I developed a system whereby the prospect pays a one (1) time application fee which enables them to obtain rental processing anytime within the year based on predetermined criteria,(i.e. price point, area, type of house ect...), and this one time fee also includes a one (1) year enrollment into my credit analysis program to process and move them toward home ownership (Funnel Pipeline).This is a paradigm shift in one's view towards the market for sure and many don't get it.......LOL.

I could see some non-owner-occupier investors buying those types of properties and using cash for keys to get the tenants out...do some rehab (which enables them to increase MORE than the limit if approved), and get the rent up that way.

It is not uncommon to find monthly fees have been intentionally kept at a low level, while Reserves are not properly funded to enable the major repair or replacement when due, without an "unexpected" Special Assessment.

My other passion in life is figure skating, I want to retire from my day job of Senior Accountant (at a real estate corporation) hopefully as soon as possible - hoping rental income will enable me to figure skate during the days and lounge by the pool somewhere warm in the late afternoons :) Indoor ice - outdoor sun!

I know I’m supposed to add some sort of contingency in the offer that will enable us to adjust/back out of the deal if we see something really wrong with the property, just not sure how and what language to include.
