I live in Buffalo NY own almost 70 rentals, manage 700 and believe my city is indeed the best city to invest.  

I tried the postal service and a few others but I don't think the right results came out from it

When I stared buying 10 years ago some guy told me Buffalo NY market was a bubble about to burst and you can’t make any money here because of the tenant laws.Glad I didn’t listen to that guy.  

And I just started this, but I have been leaving the hand written letter and brochure in one of the postal envelops made for sending docs.

In Rochester, Buffalo, and Niagara Falls, NY, I can find SFR's and Duplexes that will bring in gross rents of 2% of the purchase price, and I can calculate 50% of the gross rents to be counted as "expenses" (like Mike Oh's rule) and subtract the debt service and be able to cashflow $100 per month for each $50,000 valued property.

Good Morning, It was previously suggested to mail yellow letters using local postal services, versus having a yellow letter company mail it for me.

So if you are getting mail back it is a sign of one of two things.One- the person hasn't updated their address or two - the postal carrier is being lazy.

I would probably start tossing things in the trash, but it's a federal offense to tamper with the mail.Who are my postal experts?
