If the rent is not paid by the 5th day of the month or a check is returned as ‘NFS’, A LATE FEE OF $50.00 WILL BE ASSESSED AGAINST THE RESIDENT and the Resident agrees to pay said late charge simultaneously with the rent on all installments not paid by the due date.

Double closings (not simultaneous closings) are not illegal, the assumption on a double closing is you are using your own funds or transactional funding to fund the purchase, and then immediately resell to another party with their own funding in a completely separate transaction.Using the end buyer's funds to fund your purchase is called simultaneous closing and is not insured by the title companies any longer.

Further, if you choose to exit a wholesale transaction with a double closing (aka...simultaneous close, double escrow, etc.), then there really isn't anything to talk about.
