I'm staunchly pro-multifamily compared to SFH for a few reasons, but one of the main ones is that it's a more robust income stream compared to a SFH.

Some call it fear mongering, others call it insurance.A kid on my son's former soccer team was involved in a tragic accident where alcohol was involved and there were fatalities of friends. 

Projections by local economists further suggest a robust market through mid 2017 before any systemic issues might cause a slowing down of the local commercial real estate markets (impact market anomalies excepted).This is being proven out by the continued compression of CAP rates, rising rents, and increased valuations.

“We may not be as robust as other areas of the country, but we are definitely heading in the right direction and things are going good.”

The upside of this is that there is a robust tax sale listing for each county.  

The downtown area growth has been incredible and continues to remain robust. 

All of the main real estate sites I check (Realtor.com, Zillow, etc.) list the most recent sales transaction as 1999, but performing a more robust search I was able to find a foreclosure deed from last year, with Citi Mortgage listed as the new owner.  

Run a bead of silicone, then mist it lightly with rubbing alcohol before smoothing with your finger.

I realize it's an odd request but I wouldn't want smoke/alcohol to detour anyone from participating, at least until we have a better feel of the group?
