Do they only check for violent/sexual crime and threats to other tenant, or is a marijuana felony usually enough to keep a tenant from renting a place to live?

OP you may try the angle that the property manager advised with the threat of a complaint being filed with the real estate commission.. and see what that gets you.these issues are never worth litigating.. you will spend that much or more in attorney fee's and get nothing.. thats usually a lesson folks have to learn once in their career.. only one who wins in that scenario is the attorney... thats a fact.

Sixth, since I don't know the value of the house, how much it is to reinstate, where in the process the seller is in his bankruptcy and what has gone on in the bankruptcy, or even if it is under threat of being turned into a chapt 7, it would be impossible to second guess the next step.

Also, it may be a useful as a threat/bargaining chip your attorney can use so I would not file until you talk to the attorney.
