There's a chance that title will be clouded, and you could walk away from that and still get your EM back. 

This is a pretty robust cloud based software that you can import all the T-12 info and rent rolls and it aggregates the data and compares it to similar assets all over the country comparing income, expenses, rents, etc.

The details can vary by state, I'm sure but in my state a few of the potential issues are:- Clouds on the title caused by not notifying interested parties correctly (perhaps requiring a quiet title action)- IRS Tax liens- Unpaid estate taxes because many properties were part of estates.

I too worry about the security of my financial information being in the cloud.
