Will there be a homeowners association and fees?

Mostly these programs has lender information who are associates with them, you can call them directly for more information. 

I wanted to know what the cost is associated with changing the zoning of the property and how long does it typically take?

Jake,You may want to inquire with the Association to see what other losses have occurred in the past 5 years. 

I'd either up the price on their purchase or charge a higher listing fee to cover the costs associated with the program.

For agents that associate with the referral agency, there usually is no board dues requirement.

You probably underestimate the cost of creating and maintaining an MLS, and the man power associated with doing so though.

For one, think back to the most elementary concept in investing - return is a measure of risk.With MJ becoming legal, it would be reasonable to assume that the return investors demand will drop with the decreased level of risk associated with the business.Second, it is my understanding that it’s currently much easier to attain a license to grow/wholesale than it is to retail (especially in a brick & mortar environment).In my opinion, that is likely to cause a systemic imbalance between the supply and true long-term demand.  

Hey @John ParshallAs others have mentioned, the current legislative landscape leaves the outlook on the viability of STR investments in SD a bit up in the air.However, as @Dan Heuschele stated, ensuring that the property is viable as a long-term rental will drastically reduce the risk associated with that uncertainty.
