I'm relatively new as well, and coincidentally may be purchasing in Seneca/Walhalla/Anderson area (I'm from Miami, FL).

IMHO, the best book written on real estate cycles is by Phillip Anderson, called "The secret life of real estate and banking".

Not sure if that is your demographic, but Orcale moved HDQ to Houston, you have med school there and MD Anderson and plenty of medical workers, big airline worker population, oil business great today, Exxon just moved HDQ there again, many other companies moving there.
