How willing are you to tackle basic repairs?

Having all of your concerns written down, analyzed, and planned for allows you to feel confident you can tackle those issues as they arise.

I currently own a 2 family in Manchester,NH and looking to make my next move. ( Another multi family or tackling my first flip). 

It gives me the courage to tackle any renovation for the right price of course.

Once you get the first one under your belt, you will have that much more experience and knowledge to tackle the next phase of your portfolio.Looking back, I wish I would have followed this path I'm recommending more closely.

Something that we always keep in mind is tackling fewer markets with more mailers is better than hitting many different markets with few mailers in each market.
