Trust me - that's how I started in Buffalo myself.  10k will get you there in many good markets with some sellers concessions and a value-oriented mindset. 

This way you can keep the conversation some what positive and solution oriented. ex: "John Doe I appreciate all of your hard work over the past few years, and you are great at 1, 2, and 3, but I would really appreciate it if we had better communication , as I feel sometimes you are very hard to get in touch with. etc"

As value oriented bargain hunters when 'everybody' is buying we want to be sellers and when they're 'all' selling we want to be buyers.

It's written on the premise of being service oriented with buying goods, selling the goods and or a service, then invoicing.

I like to answer other economic and team oriented questions first.

I agree with Steve's point that I think a SFH or bigger "family oriented" units would be tougher to fill right now.No basis for that but I could see not getting the same action on a spacious 3BR unit 2 weeks before Christmas.With a 1BR unit you have single people or maybe a couple generally.

Unfortunately I think I'm going to be at Texas Tech for my son's orientation/registering that day.
