I wanted to follow-up the previous thread with these numbers because I don't want novice investors thinking the retirement mountain is impossible to climb.

Hi guys,I am still a novice in real estate investing, and still just trying to learn as much as i can.

If you want to rent to a smoker do not accept any rent payments in advance, that is clearly a bribe to confuse novice landlords.

Seems like a decent deal to my novice eyes, but I don't trust myself enough yet!

The last thing a novice investor should be is disconnected from the properties they own.Just my opinion! 

If you're a well seasoned investor, then I would say you have a chance of handing a deal better than bringing in a novice agent to assist. 

To any novices out there, If somebody offers you real money for your property have YOUR attorney make the agreement.I never answer my phone, but I was waiting for an important call the other day and one these guys caught me.

If you’re calling seasoned investors, the conversation if different than if you’re calling a novice or non- professional landlord.

I don't know if whoever did this is experienced or a novice but I'd guess, if they used a belt sander, they went a short dstance and stopped for a second and then started again.

I am a completely tax/accounting/quickbooks novice, so pretend you are explaining this to your 90 year old grandmother
