I see all over the web companies charging to promote your site using I guess what is called "black hat" techniques, one of them being placing backlinks on high PR websites.

Median household income for the county (hold on to your hats) is $90k.

The normal investor wouldn't take that chance.... so hats of to you....

I have several agents who do this and if the owner does not take their offer for purchase then they put on their real estate agent hat on and list the property for sale and put it on the MLS. 

I don't even get to the point where I could send them a bank statement to show that I'm not all-hat-no-cattle as those folks say in the great state of Texas.  

Just keep in mind that you belong to the "haves" class when you have your landlord hat on and treat people with respect.

Ok, well if you can't refinance under decent terms at the drop of a hat when the note is accelerated you COULD lose the property. 

Putting my lawyer hat on here (I've never done one as an investor), but I would exercise caution.
