I thought it was really cool in my office for example that we recently had a panel of all women investors. 

House has no carpet, just wood and tile floors.I typically start with 6 month lease, then it goes month-to-month, but I'm never really concerned about this b/c my retention rate with tenants is always pretty good and if they leave me, it's for actually pretty good reasons for moving on in their life (getting married, moving to a new job, new chapter in life - my property tends to be a safety spot for young women who are going through major life changes and need a place to breath and figure stuff out.

You will also find every syndication group worth their salt, freely records podcasts, writes blogs, creates videos or produces content to help empower a person to be a LP.

Divorcing any one of those women is clear evidence of a Baker Act violation.

For context, rent is $1700 for a 3/1 and it's shared by three women in their 20s.  

That's simple enough, just hope you don't have to enforce one because that can be a drawn-out nightmare so don't blindly trust that paperwork will make everything go a-ok, it only empowers your ability to seek relief/damages after the fact if.

NOTE: Before anyone gets all huffy about what I just wrote, let me add that when I said this, all the women pointed to their "others" and those "others" sunk in their seats trying to hide.

Two women I dated had  done that, and they were more concerned with enjoying life with what they had and not having to work than they were with growing their money.
