It may be even better suited for travelling nurses, doctors, researchers, etc., whom use Airbnb to find places with flexible terms without having to sign a 12 month lease... they'll pay a premium for it and you'll do well if you set the property up with that in mind.You may be interested in what @alewilliamson (Al Williamson) is doing, and he could provide some insight on helping figure out if it cash flows...

If I'm 80 years old living here and own a property in Cali, and you offer me 90K for a 150K property and you disclose that but I still agree to sell, (I'm 80, I'm not going there, nor do I want my wife's old house, and I need money now for my doctor bills) that is not predatory dealing.
