it is the landlord that sets the standard income and credit for their tenant. the thing I see with low value real estate is that rents generally are quite static..

Im sure it's harder with family but things like this are so common you just have to brush it off.  

Nothing is static, markets do change, and '97 was a long time ago.

Not some poor slob trying to brush his teeth.Lastly, you might have noticed that there is a largish body of water near CA.

I also like Brush, but the majority of Brush is in a flood zone so you have to factor in flood insurance.
