Hopefully I'll be able to secure the $40k investment with the Deed of Trust, and only time will tell if he pays me the remaining $14k he said he'd have back to me by the end of this week, but I'm not holding my breath. 

@Bob Foglia compared to most of the country it is very landlord friendly but the judges in OK county take some liberty at times with the law I would say, whereas Cleveland county is like a breath of fresh air.

I HIGHLY recommend you take a deep breath, walk away, and be grateful it wasn't a more expensive piece of education learned the hard way.  

The cost of living, especially compared to other more expensive cities and states, makes SW Florida attractive and gives people the breathing room to explore different careers and lifestyles.

As I was realizing I couldn’t breathe I pushed the two of us down the stairs.  

Properties have appreciated strongly in the last 10 years but if you are expecting Lawrenceville type of stuff I wouldn’t hold my breath.
