In terms of inspections, the standard FNMA addendum states:"On or before ten (10) calendar days from the Acknowledgement Date, the Purchaser shall inspect the Property or obtain....not later than ten (10) calendar days from the Acknowledgement Date...the Purchaser will provide written notice to the Seller of any items disapproved."

You have before pictures and video, you have after pictures and video and you have an itemized sheet that they acknowledged and signed at move in.I would also recommend when the tenant gives their 30 day notice that you send them the pictures and video of the before and remind them how the home looked when they moved in and how you expect it to look when you get it back

To help make sure, I want to require buyer to either add the tenant balances to purchase price (which will not happen) or sign an agreement waiving his right to those balances and acknowledging that unpaid balances will still be owed to previous owner/manager.
