These days they can set up an ACH or any other form of automated payment.

I believe if Real Estate is viewed as a career like Engineering or Medicine and not a hobby or a get rich quick, people would take the time to be educated and research as they would if they were going to take on a career in Engineering or Medicine.

It used to be really something in the late 1800s with a medicine factory, a glass factory, and as a  transportation center for the surrounding farms.

But if I deploy to assets to a large complex or out of state and more units my "head ache" cost would increase. 

We have a number of tenants who do ACH transfers(some banks like CHASE charge a fee so be aware and avoid those), and the rest deposit checks into a lock box at our apartment building.

The head ache and stress is atrocious.  

@Jeff Filali  could not agree more.. all these folks that think they can make a bunch of money wholesaling with no sales skills are really in for some heart ache and blowing what ever marketing money they have.. if you have no closing skills your taking huge risk trying that advanced strategy.. 

ive told angry individuals, "so sorry sir/madam, I forgot to take my medicine today, I must of contacted you by mistake."

I'm fascinated to see this conversation reawaken, and believe I should comment again, now that I've had a few months under the tutelage of my mentor/coach/pathfinder/medicine man/whatever.

Most of the homes have crutches, and medicines from the prior owner.
