I have been in this market for over 16 years and these past years our market has grown due to John Morris (Big Cedar/Bass Pro/Cabela's) opening new Tiger Woods golf course, Payne Stewart golf courses, numerous activities for hunting/fishing, etc. 

Someone asked me if one of the properties was in a fish bowl area.

However, is there a float tube business (or boat rental or jet ski or fishing boat, etc.) in the area already? 

The next time I head up to Lake Erie to fish, I will stop by your campus.

Such as:This property was in a rural location (less fish in the buyer pool), The owner couldn't erase from her mind the price she paid for the house in the early 2000's She wouldn't listen to her Realtor/Property ManagerThe comps didn't carry much weight with her.She thought her property was unique (it wasn't) The property down the street was much, much, nicer and priced over 30K lessEtc., etc.The sum of the parts listed above =  ZERO showingsThat's correct, zero showings for the first 100+ days of the listing. 

(I also send postcards and other things that may fish some leads but that is expensive and yields low results so I've kind of gotten fed up with wasting money on that stuff.)Please let me know if I am missing anything or if someone can point me in the right direction in terms of learning the ins and outs of this niche.
