Sadly I cannot invest in my own backyard as I live in Brooklyn, NY - and I don't have millions of dollars or experience so am looking outside of my area where ratios seem better.  

While Bezos parks the yacht in South Florida I imagine, he also has a huge ranch in Texas where he is from and parks the rockets there.Everyone a few years ago was excited about HDQ2, but I guess they thought Brooklyn was hipper because everyone talks faster and no one shows up in boots and Stetsons.

Looking at a small multi-family in Brooklyn, most units are rent controlled. 1 unit is occupied by an elderly lady and her son.

We use Houston Association of Realtors (HAR) here in Houston - not sure what the equivalent is for Brooklyn. 

I agree 100% this would be something I would stay far far away from its too fishy there is something wrong here. by the way what area in Brooklyn was this property ?

The top-tier urban areas like NYC (Manhattan/Brooklyn/parts of Queens mainly) are trading at such ridiculously low cap rates that the primary method of generating significant returns is with value-add strategies -- at least in the commercial realm.
