Was in good shape last I saw it.Siding- I replaced or repaired any damaged boards and stained the entire house 4 years ago.exterior painting- see abovelandscaping- I cut down lots of trees, planted a lawn and created a large back yard.

How much spraying and what type of paints / stains you are going to use is what you should base your budget on for purchase. 

Paint, not stain.

I also had a problem with one door stain not matching so I had to wait for another to come.

Pulling up old carpeting and finding some pet stains.

I prefer wood floors as they don't easily get stained.

The tenant sent me a letter with a copy of a cleaning receipt, saying that he hired a cleaning company (which I am familiar with and know to be legit) upon arrival and that it was unnecessary to withhold a portion of his security deposit for deep cleaning and pet stains.

Although, I don't think associating smoke and fire to a house draws the right buyer...Additionally, after moving the left-over residue, a huge black circle was stained onto the ground of the front yard.

You could also stain it but that's more work.

Average renovation has costed us about $4,000 per unit with this property management company and that's new bathroom, new kitchen, rebuilt historic siding, windows, and floor planning and re staining and sealing.
