Refinish hardwood floors on first and second level. 5.

I'm 5 percent cheaper than the guys across the street, and they have a dated oak kitchen, used white appliances, non neutral paint, the floor needs refinishing, the basement leaks, and the buyer went over there.  

I have two duplexes in Victorian Village that need alot of TLC from tuckpointing the exterior brick, replacing wooden box gutters, refinishing all hardwoods, updating all electric, and replacing kitchens and baths.  

We didn't complete any structural changes to the home, but we did update a lot of the cosmetic needs such as refinishing the cabinets, installing a new water heater, paint, carpet, and a new back porch.

Cosmetic updates to kitchens, bathrooms...paint the walls, refinish or install new floors.  30 day - 40 day project.  2.5 month timeline from close to close. 

The "best" floor is to use the original hardwood floors and refinish them. 

The basement had some un-finished spaces, but most of the basement had just been beautifully re-finished with a mother in law apartment (which I was going to rent out).

I refinished my parents basement and am comfortable staying here another two years.
