I really am pulling my hair out, it is a 1200 square foot 3/1 cabin, how in the world can the insurance be this high??

Even at my earliest solo outset, the hairs on the back of my neck would have bolted upright if a potential client dropped some contract on me instead of the other way around.

I know it sounds like I'm splitting hairs but some banks write HELOCs in their residential department....which won't write Investment Properties.

We did a pretty large project using helical piers and posts that had the house about 10' above ground - came out well, took a LOT of laser work and math to get it all to be flat though.

But, those sorts of things are really splitting hairs.

I know that sounds counterintuitive but when you're laser focused on what you want you're much more likely to find it.

Similary, if price point was $250k its about $700/mo (before taxes unless somehow you had lots more depreciation....).So save your time and build your equity/wealth.I think the issue is people ask the"gray hairs" what ar they doing. 

And as for where I am putting my wealth, I am buying companies, assets, and keeping some dry powder to buy out fools who got in over there heads and have poor to no liquidity for when people, like yourself, are running around with there hair on fire freaking out in emotional swings and fits. 

I've got a couple friends with labs, their cars are just covered in hair and scratches, but they don't notice or mind.I would certainly disagree on it lessening the quality of the tenant.
