Hi @Rafael Carvajal Jr, if the property is being delivered with tenants and stabilized for the most part, then a DSCR loan type would be the best bet on a property of this size.

"Area cap rates" are averages of other investors in that market, I don't bet on what other's require or how they perform.In the beginning, assessing a deal, any property is really financed 100%, between you and any other financing.

You're confusing a business with an investment.Businesses are reported on Schedule C (or in an entity structure) and are classified as Non Passive, Ordinary Income.

I would expect any good CPA to be able to perform similar functions to a strategist, for example, helping you determine entity type to use as your investment vehicle (partnership, disregarded entity, corporation (C or S) or partnership).

Those asset classes are going to be more than something C or D grade in terms of purchase price thus making things enticing g to buy those instead.
