One thing that sticks out is that it has been on the MLS for over a year- they lowered the price but does that scream that something could be wrong?

or house is destroyed on the inside.But the biggest issue your going to have is Competition.. in all markets there is a cabal of locals who have been doing it for years and years .. you will not get a screaming deal.. they wont let you.. you can hit up small out of the area counties and those can work.. but any major MSA there is already folks way ahead of you.its highly regional and right now especially on the west coast foreclosures are at an all time low.. many many companies have pivoted and while still attending and buying they are not finding enough deals to run their companies and have had to find other ways to secure inventory. 

Drive time from Sac county to 625 Ward St. was time consuming and I needed to know what was going on with the case file.Yes "dad" had additional property in San Francisco (1182-1184 Treat St) and using I.A.E.A without court supervision but with Notice of Proposed Action (DE-165) Treat St property sold for a screaming/yelling 1997 price of $255,000.00.!!!

Like any investor would, they chose $15k now with little issue beyond yelling and screaming instead of a battle to recover more money, on an issue they were well informed of and expected zero compensation for.

You are wasting your time with quicken, you can fight kick and scream till the end of time and they will not change their minds.All you can do is switch to another lender.

I am not one because there is no value in paying all of their fees each year.Doesn't mean I don't have Ethics.In fact there are many REALTORS who do not have ethics so a title doesn't mean squat.Agency laws vary by state.In my state of Georgia I can check a box that I represent the seller and that the buyer is not represented as a CUSTOMER.I still get both sides of the commission and perform ministerial acts for the buyer (filling in the contract) but do not represent them as a client.As far as commission MONEY talks.Some brokers/agents will scream ethics and I submit all offers etc.Some do but over 90% of agents fail in the first year of entering the business.

(Definitely had times I was glad I WAS carrying but those situations deflated themselves)I come around the side of a house we were rehabbing and watch my guy get thrown down and pummeled by the ten...run up and scream "NO-NO-NO"...I could have been miming for all the good it did.
