These transaction costs kill the margins and you realize the death by a thousand paper cut disposition approach isn’t worth the effort and ultimately sell as a package to another investor discounted and you never see the equity translate to an actual gain.

Residential SFR inventory will continue to be constrained by homeowners who don't want to "lose" their low interest rates.Higher rates also translates to lower purchase prices, so many will choose not to move and instead improve their current homes or even build additions.There will be a LOT of attrition for real estate agents, lenders, title, inspectors, etc.
