You are just running newbie projections that don't translate to real life.

That $40k in equity now represents $120k in PV...that's only 3 times the Equity... it's gone down.If sold, that equity now translates back to 5 times the cost...$200k. 

These transaction costs kill the margins and you realize the death by a thousand paper cut disposition approach isn’t worth the effort and ultimately sell as a package to another investor discounted and you never see the equity translate to an actual gain.
