So, it would be easy money for me.To me, these PM contracts just scream that they will not provide an owner with a problem-free (within reason) tenant.

It should be relatively painless, you maintain your cash flow and there is no bad blood.

They have not given any notice to abate the rent... everything about this screams she is doing her best to push you around, and live for free or even get you to pay them!

This tenants screams IDIOT and TROUBLE to me.

You can eliminate quite a few that you just don't even bother to call back, because they are screaming obscenities at their kids on the voicemail, or someone in the background is telling them what to say, or they are at some party or at a bar and sound drunk - you just make a list of all the voicemails, and why you didn't call certain ones back.  

Then, they had knock down screaming fights and he kicked a hole in the bathroom door.It just sounds like a deadbeat boyfriend and a girl who will never finish her first year of law school.  

Maybe it's a misconception of mine, but I have always had a feeling that window units and baseboards scream cheap. 

She then screams the screens were cheap and thats not her problem   ( brand new windows and screens ) She wont cut the grass the lawn is too big .      

Tons of noise and drama, her throwing his furniture into the building hallway while screaming at the top of her lungs, cops being called, and even his blood on her - she'd attacked him!
