As someone who has been ghosted by renters, threatened not to be rented to by renters, and screamed at by renters about how their listing says “no pets” when I disclose my ESAs (prior to signing a lease), I understand why they lied.

I only jump in on a deal if the calculator screams to me, "buy this now".

Once you work in dues (and assessments), the cash flow is tough (unless you get a screaming deal).

I think Real Estate can make sense as an investment in a SDRIA if 1) it is in a Roth so that rental income will eventually be tax free as opposed to only tax deferred in a regular IRA; 2) you get the property at a screaming deal so that the tax free appreciation will more than offset the loss of depreciation write offs on your taxes; and 3) you have a long term horizon.

I'm currently doing longer terms but soon I'll have an available studio downstairs that is just screaming to AirBnb lol (after i finishing fixing it up lol ugh renovation) I've heard good things about it, I tend to pick long term... treat well and then keep... however, at times I'll admit that I've delayed raising rent and such because... if Im not careful, I "buddy" up... so best to break that one before things get much bigger.

But the above posters are right this just screams of a "something is missing" scam. 

I evicted a chick out of a $600/mo apartment earlier this year.She was there on move out day crying & screaming while my crew threw all of her stuff in the tree lawn.After awhile she got tired & drove off in her ESCALADE!

If one more person says "can I buy you a cup of coffee and pick your brain" I just want to scream.

Then a neighbor (another storage facility owner that lives on-site) called him and said there were people screaming in our back units.

I was at a tri-plex just the other day that had two single-family homes on either side, and if it wasn't for the screaming kids in the occupied unit, I would live there for sure!
