And the ex will be around having screaming arguments and drama.And, if you do take a chance on any of these types of tenants, just do month to month rental agreements, in case they turn out to not be so cute, once they are your tenants :-)

If they sounded drunk or crazy or were screaming at their kids or calling me from a loud party, I made a note in a notebook as to why they were denied, and I didn't call them back.When I was ready, I'd sit down with my notebook and call them back in order received.

Sometimes I chose just from the voicemail to deny them without even showing the unit to them - they were screaming obscenities at their kids in the background, or they were obviously drunk at a bar with a band in the background (not the time or place to do business with a potential landlord), etc.
