Then, the knock down dragout fights and screaming (yes, in front of their kid).  

No screaming sex at 2am?  

And the ex will be around having screaming arguments and drama.And, if you do take a chance on any of these types of tenants, just do month to month rental agreements, in case they turn out to not be so cute, once they are your tenants :-)

The challenge happens when they return, find their stuff gone, scream theft and suddenly they had all these other valuables that were also in the suite that are suddenly missing Mr.

If they sounded drunk or crazy or were screaming at their kids or calling me from a loud party, I made a note in a notebook as to why they were denied, and I didn't call them back.When I was ready, I'd sit down with my notebook and call them back in order received.  

Sometimes I chose just from the voicemail to deny them without even showing the unit to them - they were screaming obscenities at their kids in the background, or they were obviously drunk at a bar with a band in the background (not the time or place to do business with a potential landlord), etc.  

You're not going to be fined unless the discrimination is something really blatant - like screaming at a minority that you'd never take "their kind."  

I see huge potential but the naysayer on my shoulder is screaming about the hassle and the damage and the blah blah blah.  

They scream cheap.
