A couple friends and I are looking at co-buying a residential (non-investment) property in California and we're attempting to engineer a vehicle that would allow us to receive the best mortgage terms possible (a la avoiding a commercial loan), preserve the section 121 capital gains exclusion while also realizing the benefits and protections that come with an LLC.Is it possible to have each owner, that's planning to occupy the property as a primary or secondary residence, establish a single member LLC in a way that gives us the best lending terms while maintaining the flexibility to have individuals sell their ownership interest (via the SMLLC) to someone else without triggering due on sale?

I'd like to think its more about becoming financially free yourself first as the breadwinner and then preserving that wealth so you're capable to provide what's necessary as it comes up.It took me longer than I expected but I tried to focus on what I could do in the immediate short term: getting my kids the best education we had access to (which required moving) and then instead of socking away money we couldn't touch, I started a business and built a portfolio.And of course you can show them financial literacy along the way.

@Khemaro Nuon - I see these as being a superior option for Selling if you want to capture some portion of the sunk investment AND receive what could be a higher than market interest rate (not usury) on the balance while also potentially capturing some portion of future value WHILE also preserving a non-judicial path to resolution of breach.I've used a Land Contract to sell because of all the points listed above plus more.
