I'm not trying to burn my bridges with realtors, but I wonder if their portion of the work is minimal and pertaining only to paper works, they would still require full commission (i.e., 6% if he or she serves as both listing and buyer's agent, for a off-market house)?

The small closing fee of $300-600 charged generally only covers costs pertaining to the closing.Any attorneys I've spoken to won't conduct closings without title insurance because a) the liability is on their opinion of title, scary and b) paying their hourly rate to create the opinion will cost way more than title insurance.
