The wealthiest people in the world who invest don't make their billions in the stock market from dividends (equivalent to cashflow in real estate), they do so through appreciation of the value of the stock (similar to appreciation of real estate value).I would not advise to sell your place in San Diego to put it into a random low priced market that you are not familiar with strictly for cashflow, unless you absolutely need the cashflow.

That's a lot of money and if you are buying slower than every other year you won't "make it" (which is probably 10-15 houses paid off or equivalent equity with mortgages).

Under Section 43-40-8(c) of the Georgia Code, a person can be a licensed Broker if they “(1) have attained the age of 21 years; (2) are a resident of the state of Georgia; (3) are a high school graduate or the holder of an equivalency; and have complied fully with the requirements of subsection (b) of Code Section 43-40-15 regarding any criminal convictions; (4) have maintained a license in active status for at least three of the five years immediately preceding the filing of an application to become a broker; (5) furnish evidence of completion of 60 instructional hours in a broker’s course of study approved by the commission; and (6) stand and pass a real estate examination administered by or approved by the commission covering generally the matters confronting real estate brokers after completing the requirements of paragraph (5) of this subsection and after maintaining a license in active status for at least three of the five years immediately preceding such examination.”[12]#6: What is the intended purpose of the Georgia laws regarding Brokers?

In regards to friends and family lending, investing in this way doesn't align with their goals/lives so I'm not gonna ask them.Therefore I'm researching Subject-to in depth since it may allow me to buy good condition, cash-flowing properties with equivalent or lower risk than other approaches in my market.It seems to me that Sub-To requires good networking and sales skills in addition to a solid contract/real-estate attorney.

Experienced auditors WILL disallow these hours and your CPA may successfully be able to argue for a few hours (equivalent of a flight).Zillow browsing, podcasting, over the top travel will be disallowed 10/10 times.

I ask how much it said I used and she said I had used 32,000 gallons that month…I had no idea how to put that in perspective, and she told me it’s equivalent to nearly 2 standard size in-ground swimming pools.
