@Robert Gorra - I've had a similar experience where I've had a really hard time with getting GC's to even give me an estimate, and the few that have have been way overpriced (ie, they want me to put in $20k of cabinets in a budget flip) or have had their prices go up by about 40% and still not give me a firm price when I try to nail down the scope of work.

How easy is it for a Canadian to get their Mexican residency?  

I'd love to get my feet on the ground and be in the rooms with people putting in the work and doing deals!

The guy who runs it lays it out like this..1-5 rentals you are still doing okay, have more stuff come up between all rentals the closer you get to 5 or at 5.

If this is your first deal, it's probably best to get a lawyer to make sure you're doing everything properly.

Connect with a local architect who specializes in new construction duplexes and get their feedback on the highest and best use of the land, as is.

Suggesting to them buying their house for a wholesale range offer or lower dependent on the extent of the rehab, then having a contract in place that gives them a percentage of the profit to help get them back on their feet, paying off debts etc.
