I have no doubt this company funds.. but I also think they are laughing all the way to the bank on all the money they make when newbies not knowning what they don't know think they have a deal but they really don'tI suspect to get funding from this company it has to BE a SCREAMING deal with a ton of equity.. if not this company would be taking huge risk..

Check them out.Hey Bill - 100% agree but in this case I was getting pretty high quotes from the independents (i.e Safeco)Ended up getting Esurance to cover me at a screaming deal - $650/yr on a $300k property + no issues with up to 4 paying roommates.

At that price point, and quality, it screams rental to me, I don't know that you will be able to do rehabs that make enough money at that low of a selling price.

After finish work, a 3rd draw covers all but the last 10-20% so they can pay the trades/recover what they paid the trades, and they get the final draw after final inspections are ALL PASSED (and get THEIR profit/pay) If it's a small job, get another contractor, they should be able to cover it. 50% up front on a big job to me screams: "I am going to use a chunk of the money to complete my previous job!"

Few people will be willing to lend to an inexperienced person if they do not have significant personal funds in the deal, unless it is a screaming deal.

One of my partners had a big balance sheet, and he co-signed on the loan, but even though the debt was non-recourse, it freaked him out and I had to drag him kicking and screaming into it.
