hello,The propose of me witting this is to detail my unique journey and maybe gain a little advice from the community.

I've been to the court house steps and witnessed Auction buying here in Los Angeles. 

I could be wrong in the big picture but in my part of the world I am witnessing the change first hand.

This is consistent with what I have witnessed.  

Here's my Part 1 post in case you missed it.Due to the appreciation of Las Vegas, NV over the past 2 years, I have witnessed my condo appreciate from a purchase price of $120k to ~$160k in just under 2 years.I have recently found out about a strategy of using a HELOC to buy a cash flowing investment property. 

I see a ton of people here (not you) I like you because you are handsome.. and smart.. and...that ask for help with leads and stufffs.. bt when you give them an answer.. that ABSOLUTELY will help them... they don't want to do THAT...And I am like.. wit.. waaat?!

I'm not sure though, if the reason you want to witness my courtroom drama is to see if you are right with your assessment and disagree with my perspective, or just want to see me squirm and wallow as the judge fry's me as I'm overly confident in the case??

(Thanks, Business Law with UCC applications, 13th Edition ;)) I think this portion of the law is what you're most concerned with as I'm of the opinion that your contract offers consideration (a house for money), you're legally permitted to assume that the other party to the contract possesses the capacity required, and I'm just assuming that there is nothing illegal about the exchange.Assuming your offer was in writing (real property contracts require writing), and you appointed your agent in writing, and your agent made the offer on your behalf (or you made the offer directly in writing), AND your contract spelled out clear and reasonably definite terms, AND it was signed, witnessed, and delivered, I would say you've got pretty good grounds to pursue the contract.
